Plans bought through Passion Plans cannot be returned due to the nature of the product, whether it’s printed sets, reproducible masters, PDFs, AutoCADs or any other type of format offered on this site.
If a buyer is severely unhappy about the purchase of a plan, the buyer may contact a customer service representative, and we may see if it is possible to offer credit towards the purchase of a different plan, although cases are made on individual basis, and subject to approval by Passion Plans’ management.
The reason we have chosen to do it the way we do
We acknowledge that it may not seem fair that we have a very strict no-return policy in general, but there is a reason for it.
The unfortunate reality is that it is not just very hard to ensure that digital products have been fully returned and that they won’t subsequently be used, but we also have a lot of costs associated with the maintenance of the website, as well as making sure that architects are receiving fair compensation for the quality work that they have produced. It takes them a lot of hours to produce the plans we’re offering on the platform, and while it may seem trivial, these house plans are being offered a lot cheaper on this platform than if you had to contact an architect and have them draw them up starting from scratch, which would be the natural alternative to getting them on a place like this site.
We want to protect the architects that we work with
We offer a lot of transparency through the browsing on this platform, and when you buy plans on here you’ll have a very good understanding of what it is you’re buying before you make the final purchase.
While a return would have a financial impact on Passion Plans, it also has a very big financial impact on the architects that rely on the income the sales on this platform provides them with. We want them to receive fair compensation for the work that they’re doing, and unfortunately that means that we are unable to offer extensive return policies on digital products that in their nature offer very little protection for the producer of the product.
How do we help ensure that you don’t end up in a situation where you feel the need to return a product?
We have to be honest and say that there will definitely be times when a customer may not be happy with the purchase they made, however that will happen with all businesses.
What we personally do in order to ensure you do not end up in such a situation is to offer incredibly amounts of transparency before someone decides to commit to buying. You are not only able to see what you’re buying, but we offer a lot of support pre-purchase also. If you have any questions at all, our staff is ready to help you out.
What you need to know about building codes.
One thing that we occasionally run into is that a buyer may have issues with the plans they bought and their local building codes. We do not want this to happen to you.
We encourage you to ensure that the plans you’re looking at do actually meet all your local building codes, or that you can work with a local architect or engineer to have the necessary changes made, so you can obtain all the relevant building permits, too. Please do ensure you have thought about this before buying to avoid the unfortunate situation where that might create problems for you.
Are you looking to have modifications made?
We often find that users wish to return plans because they may be missing small features that they originally didn’t consider before buying the plans, why they are therefore finding themselves fully capable of actually using the house plans that they bought with some alterations to them.
In those scenarios, we do recommend that you contact us to get an idea as to whether perhaps considering altering your existing product may be the right way to move forward.
Do remember that we are not able to provide services specific to ensuring compliance with local codes as we are not a regionally based company, and cannot sign off on floor plans complying with the necessary regulation.
If on the other hand you do wish to have other things done, using our ability to modify existing plans is an option.
It is important to know that the modifications that are done can often take many hours, if it isn’t something simple that needs to be done, why the estimate we will be providing you with reflects the amount of labor hours that go into the project.
There is a fee of $75 associated with getting the quote for modifying the design as it also takes our team time to estimate the extent of the work that needs to be done. We also find that charging this fee ensures that more users requesting the service are accurate in the information that they provide.
Can I get a consultation to be sure I am having the right changes made?
Yes, you can get a 30 minute phone conference that will cost $50 which we charge to cover the research and time that goes into every single request we receive. There is unfortunately no easy solution, and ensuring that you build your dream home requires that we properly understand what it is you want to have done.
We would also like to be upfront and let you know that not all modifications are even possible, and it is a time-consuming process to figure out how it will be done, and how long the changes will take as a consequence.
How long will it take to modify house plans?
Your preliminary house plans will usually be done within two to four weeks. Those preliminary drawings include the understanding of the changes that you proposed, and we will require that you approve those before we proceed making the final files that include the alterations. To get the final product, you will usually have to wait around 4 weeks, but there are more extensive changes that could mean you end up having to wait longer for it.
Should these modifications cost me more than the house plans did?
The modifications will usually cost more than the floor plans themselves, because you can’t simply make the required changes in minutes. Although it may seem easy when you are describing it, what started out as a request for a smaller change can have other unintended effects that affect all the other areas of the design. Things such as foundation, floor, elevation can all be affected even if you make changes like moving an exterior wall.
Besides those things, electrical systems and plumbing are things that can usually not be seen inside the house, but those will need to be addressed also in the process, and at that point it just became a significantly larger task to make those changes you were hoping for.
It can additionally end up with new exterior elevations from moving exterior walls, and what turned out to be a desire to slightly adjust the size of a bedroom became a rather larger task. With these rippling effects through the house plans and their structures, it is no surprise that making these changes take skill, and that it needs to be done right.
While we would love to be able to simply tell you that it would be an easy fix to do what you are suggesting, reality of the matter is that changing the AutoCad files may be a significant endeavor.
The reason we are able to sell the house plans cheaper than we are able to make the modifications is because we usually sell the stock plans a significant number of times, which will help offset the initial time that is put into creating the plans. With modifications, you are going from a stock purchase to getting your own custom home.
Can I request any type of changes?
While you may be able to request any type of change, it is not anything that can be done. Sure, most things can absolutely be done, but more realistically is whether you are willing to make the investment necessary to get the house plans exactly the way you want them, or whether you would rather find one of the other thousand options on the site that may be closer to what you were originally looking for, and rather have them changed instead.
We would be happy to work with you on creating that custom home for you, but you may have ended up on the site because you originally thought this was a more affordable way to get the house that you always wanted.
There are certain changes that are smaller, where adding a window could be one of them, but these changes typically don’t change anything in the underlying structure of the home. Instead, if you are adjusting the size of a home, whether you are making it bigger or smaller, these are changes that will take more hours to carefully incorporate into the floor plans.
While you can change the size of homes, making it either bigger or smaller, it is a lot easier to make a house bigger than it is to make them smaller, why we would suggest you consider first whether that would really be the best option. If you are making the house smaller, you suddenly have to figure out where you need to be moving all those other things such as walkways that your house simply cannot be without.
Are you under a special time constraint?
If you are working on a specific schedule, please let us know when you are reaching out to us about having changes made to the house plans that you acquired so that we can see if there is anything we are able to do in order to speed up the process. While we have architects hired for our company that we use for a lot of the work that comes in, we also work with other talented architects from other companies on some projects, which may help us at times when we are especially buys. There may also be specific arrangements that are only in place for some of the products, that means we may require that some changes be made by a specific architect. That can sometimes translate into longer waits for some projects, although we will do everything we are capable of in order to get your changes made as soon as possible.
While we may not always be able to meet the time constraint you are working under, we strive to do so anyway.
Do you request working with the original architect who designed the house plan?
If you have a specific wish to work with the architect that originally designed the house plans that you bought, you may let us know about the wish, and we can try and see if they are able to help you with the work. In a situation like that, we also estimate the amount of time you would have to wait if you were to accept having the work done by another architect instead.
The cost of changing the design may also vary on the basis of whether you want the original architect to make the changes or not. This often happens in cases when the architect charges a higher rate than the rate that we are charging here on the platform. In a case like that, we will let you know how much it will cost to have the original architect do the work and how much it will cost if one of the members of our team makes the changes.
The art of designing house plans is a skill that architects develop over time, and we understand why you may desire to work with the original architect rather than have someone on our team make the necessary changes. We do encourage you consider the fact that we have still thoroughly screened the architects that will be working on implementing the changes, and we are simply trying to work with you in order to get the work done in a timely manner.
If you have a wish to have a specific architect be the person who makes the changes to your design, it is important that you communicate that desire at the earliest convenience. If you don’t, we will assume that you are happy with having any of our architects work with you in order to create your dream home.

Because of the return policy that we have, we want to make sure that you are happy with the purchase that you make from us. We don’t simply want you to be happy because it might mean that you recommend our platform to other people that you may know, and they may in turn end up buying from us, too, but it’s also important for us that you are happy with your purchase because it means that our architects end up being rewarded for the incredible work that they do. If you live in a state or a country that has very strict building codes, we encourage you to reach out to your building department before and get a better description of which rules they use. If you are able to find out which types of building codes that they use, we might be able to certify that the specific house plans that you are interested in abide by those specific laws, and if the plans subsequently do not end up being approved for the necessary building permits, we will refund the money that you paid for them. However, this is a special type of arrangement that we may do on a case by case basis. There are a lot of situations where we may not be able to offer such an arrangement, so if that is something that you are interested in, reach out to our support staff to see if we can help you.
Can I segment by the various options that live up to different building codes?
We don’t currently offer the possibility to sort the various options by building codes, but it is definitely in our pipeline to be able to certify that various house plans live up to specific building codes, and we plan to provide a section of the website where you might be able to filter with the specific criteria for houses that have been certified by one of the architects that we work with.
We would also like to clarify that we might not be able to certify for all types of building codes. There are certain building codes that are more commonly used in certain counties, whereas other counties have different rules that they use. The same goes for different countries, where one country may be using one specific type of law, and another country uses another.
The obvious issue with copyrighted material and returning products from our platform
We absolutely love the work that we do here at this platform but that doesn’t mean that there aren’t very obvious obstacles. There are some businesses that are traditionally more simple, and others that are a lot more complex. We aren’t saying that our business is the most complex business in the world, but it isn’t the easiest one either.
When you are selling digital products, there are certain difficulties that others won’t be experiencing if they are selling physical products.
2-story homes. Luxurious homes. Those are the products that we are offering. We help homeowners build the homes that they truly desire, but we may not be the ones selling the construction materials for the process. We may not be the ones that are doing the physical labor at the job site when the house is being built. Instead, we have a team of talented architects that help with a wide range of things, including drawing up house plans, and altering existing ones.
If we were selling a physical product, like furniture, there would be other problems. There would be less issues with people copying the work, but there would definitely also be business issues that would need to be addressed. We are fortunately and unfortunately in a situation where it is pretty easy to copy the work that we’re doing. Our architects are talented, there’s no doubt about it. However, if you buy a product from us and hoping to return it, it’s both easy to copy the product because you now have all the information, but it’s also easy for you to continue on with the work without us knowing. That is, despite you forfeiting your rights to the product when you return them.
We are not trying to take advantage of anyone, but we are simply trying to be treated fairly, as well as treat the architects fairly that we work with. We truly hope you understand where we’re coming from.
Our compromise – 65% credit towards another purchase
While we wish that we would be able to offer refunds for the house plans that we sell on this website, unfortunately we open ourselves up to too much risk if that were to be the case. We understand that sometimes things come up and there may be a reason why the design that you originally chose is no longer suitable, and that you in fact wish that you would instead have bought a different design.
We understand that it may not be ideal in those situations that we aren’t able to offer a full refund but we still want to work with you and make sure that you end up with a house that will be the one that you want to build. What you need to understand is that when you choose that you don’t want the purchase that you made through the platform, we are not the only people that are being affected by the situation if we refund you. In a lot of cases, we have already paid out a significant portion of the commission to the architect who designed the home so the money that you paid us will therefore no longer actually be in our account. When you ask us for a refund, we either have to pay that money out of our pocket, or we have to go back to the architect and ask for them to pay the money into our account again so that you can get a refund. No matter what, it is not a situation that we want to end up in.
We understand that things come up and you no longer want to build the 2-story home that you previously bought from our platform. Instead, your eyes fell on a smaller, modern home that you think would better fit the needs of your family. It’s a great choice!
If we were selling a product that was physical that we knew wouldn’t be hard to abuse, we would be a lot more forgiving in providing people with refunds. In those situations, it would be easy to simply acknowledge that you received the product, found out you didn’t like it, and returned it. When it comes to these digital products, the situation isn’t quite as easy. When you place an order, we still have a team member who is helping prepare the final files before they are sent to you, whom we have to pay along the way. We still have an administrative aspect to handling the sale and letting the architect know that one of their designs has been sold. We still have someone handling the amount of money that is sent to the architect, and we still have to be readily available in order to answer any of the questions that we are being asked on this platform. What we are trying to say is that despite selling a digital product, we still have a bunch of overhead and administration that needs to be taken care of and where someone needs to be doing the work. While we like the business that we are in, there are still a lot of different things that need to be handled and where we have employees helping us with some of the tasks that the founders aren’t themselves able to do.
When you are asking a business for a refund, you are asking for them to give up a part of their earnings so that you can be compensated for a purchase that wasn’t what you thought it was going to be, in one way or another. While we are usually very happy to work together with our clients to help resolve issues, we also want to ensure that we are in fact being treated properly, which can be hard to ensure if you don’t know that the person on the other end of the line isn’t taking advantage of you. If we were to sell you a phone and you would return it, we would in fact know that the phone was no longer being used by you for the intended purpose. We would in fact know that we got the product back that we sold from you. When it comes to digital products it is more tricky than that, and we can’t necessarily ensure that you aren’t using it after all.
While it is easy to say that you won’t be using the designs that we sold you, it is extremely hard for us to verify that that is the case. The same way that you want to be treated fairly, so do we, so we hope that you understand our compromise.
The compromise that we offer our users is that if they find themselves not happy with the purchase that they made through our platform and they would rather want to buy a different set of house plans, we offer a 65% credit of the original purchase towards the new purchase. What that means is that if you originally bought a house design that costs $1,000 and you then find out that it wasn’t the right one for you, we will give you a $650 coupon towards the purchase of another set of house plans. If the house plans that you were rather hoping to get costs $1,500, you will then only end up paying $850 for them.
The money that we retain from the initial purchase is used to pay the architect for the work that they put into the original design that you ordered. It is additionally used in order to pay for the various administrative tasks that still need to be done, as well as manage the whole process of addressing the situation. What you will find if you look online is that there are a lot of companies that are similar to our that will offer no refund at all when you buy a house design, so we hope that this serves as a reasonable compromise, while still making sure that our architects are getting compensated for their hard work.
Why we feel the way we do

The whole situation of whether a company offers refunds is very similar to this. While you want your money back because you may have bought a design that you changed your mind about, architect also want to be adequately compensated. More so than anything, they really just want to ensure that they are in fact being treated fairly. No matter if you are an architect or you are in a different profession, we are sure that you can understand that people want to be treated fairly for the work that they are doing.
It is sometimes very easy to forget that there is another human being on the other side who has spent a significant amount of time designing the product that you bought, and we are sure that it would be easier to understand our stance if you in fact had the opportunity to meet the entire team behind the platform. If you knew that this is their livelihood, and that they are spending hours going to work the same way that you are. It is easy to forget that they have the same objectives as you have of being able to provide for their family, why they went to school to study architecture.
We can fully understand that you may not find it fair that you can’t receive a full refund if you decide on changing your mind with regards to the design that you initially bought, and that you would rather want to buy a different one. We all change our minds on occasion. The reality is just that we aren’t just having to deal with potential return fraud where customers may choose to build the home design anyway that they bought from us, we are also handling a range of other issues. When someone buys a house plan and demands a refund, but chooses to go about building the house anyway, we are effectively forced to raise the price for all the other users of the site to compensate. At the same time, the architects cannot depend on the amount of income that they thought they were receiving.
In addition to that, we are constantly dealing with copyright issues where the house plans that might have been bought through our platform, Passion Plans, are being downloaded illegally through other means. We are constantly monitoring the web to prevent the illegal sharing of the house designs that we make available on here. We need to do right by the architects, but we are also trying to figure out how to do right by the users of our platform. In this situation, it may simply mean that we aren’t able to provide a full refund given the nature of the product. As we mentioned earlier, we are not the only platform that cannot offer full refunds for house plans, but we do in fact believe that our model is more fair when you take into account both the users and the architects.
