Open floor | Small, with loft | barn |

Many families opt for the one-story option. You could be building a cottage or a 2,200 sq ft primary residence. They’re often more inexpensive than their two-story or 3-story counterparts. Building towards the sky is sometimes very expensive. Their proximity to the ground also means they work well in very windy climates.
It can sometimes be easier to keep all parts of the family happy living in a one-story home. There doesn’t need to be a consideration for being especially quiet. One person gets back at night, and the floors make a lot of noise. Squeaking floors isn’t the end of the world on a single-story design.
We’re sure you’ll find inspiration by looking around. It doesn’t matter if you want a basement or open floors. You’ll find the perfect single-story house plans by spending time looking around.

Depending on the lot you’re building on, some designs may not be suitable. The H-shaped design has certain limitations, for instance.
Do you have yet to buy the lot you will build on? Our recommendation is always that you consider the limitations of that lot. Figure out what works with its dimensions without making it feel too stuffed. Sloped lots will have several limitations you won’t have with your usual flat lot.
Our second recommendation is to consider the features important to you and your family. Consider the inherent limitations of various styles. Modern ones have limitations.
Choosing something practical is probably the obvious route if you have a growing family. To value the home you’re building. You need to make sure the important features are considered. They will be different for every single family.
There are also families where a single-story home won’t suffice. You’ll need to build a two-story or a three-story home instead.
Along with the important features, we encourage our users not to miss out on a bedroom. If you think 2 bedrooms will be enough, you may be right. You also might not be.
A lot of families may initially think that’s enough. When reality kicks in, it becomes more convenient to have either 3 bedrooms or 4 bedrooms. Use that extra space for an office or a guest house.
The extra bedrooms can also be used when you suddenly find your family growing in size. Do you have an older family member who wants to move in with you?
It is possible to add on later. It is a lot more expensive to alter your plans after you start building. Get it right, and then start to build.
Take advantage of and build according to the lot’s specific requirements. If you have a fantastic lot facing the lake, make sure the design overlooks it. Make sure that the master suite faces the right direction. You didn’t buy that specific lot to avoid taking advantage of its features.
Many of our users love the open floor plans that some homes offer.
The advantage to those listed on this page is still many. You won’t find them going out of style any time soon with their ageless appeal. They’re one of the most popular categories on our platform across different countries.

Open-concept
We get asked the most about single-story homes all the time. How does an open concept work with this layout and style? It is easy to imagine putting a big living room area in the middle.
The living room borders a modern kitchen. Each of the bedrooms is located on the outskirts. It becomes very natural for everyone to be meeting in the middle. At the same time, you ensure that there aren’t any unnecessary walls. They’d act as visual problems and prevent the line of sight through the house.
There may be certain fashion trends that we don’t believe will stand the test of time. It is hard to see the open-concept style going away anytime soon. An advantage of open concept layouts is how easy it is to bring in a lot of natural sunlight. We do not see families getting tired of that feature.
3 or 4 bedrooms?
Your family’s individual needs determine which floor plans are the most appropriate for you. It is easy to see why the 3 and 4 bedroom designs are the most popular. They fit the average family that usually has one or two kids. As they grow older, each of those kids will very likely appreciate having their bedrooms.
The 2 bedroom options are great for young couples.
Some options may generally be more popular than others. It is not to say there aren’t reasons to choose a plan that has fewer bedrooms. Consider the total square footage you have available.
Do you want to maximize the number of bedrooms possible? Adding a bedroom is usually a good financial decision if you have the necessary square footage. It will increase the value more than is the case compared with fewer bedrooms. Choose the number of bedrooms that work for you.
It is easy to start with floor plans that embrace the idea of an open-floor concept. By the time you are done adding the bedrooms, the place feels substantially smaller. If you want an open concept, less is more. It includes the number of bedrooms.
You can make yours more modern.
The idea of a modern home may seem appealing to some people. It is not the right choice for everyone. While simple in their design, modern options are usually not the first choice for families with kids. They tend to lack very basic features that these families appreciate so highly.
Farmhouses and wrap-around porches
In contrast to more modern alternatives, you can find other beautiful options here. Farmhouses often come with beautiful wrap-around porches. Suppose you are not living in either the city or the suburbs.
In that case, these are popular alternatives that give you a nice country-style living. They also have many other common features you may want. Do you want a barn where you keep a couple of horses and a big plot of land?
Having a space with a basement serves as a great storage space.
You probably have many things you don’t want to lie around all day. You still want to have easy access to them when you need them. The easiest option is to choose a floor plan that includes a basement rather than renting a storage space half an hour away. The rented storage space is inconvenient to get to. It’s much easier having to take the stairs down one floor. You have access to as much storage as you could want.
If you have a lot of land that slopes, you can easily create a daylight basement. It allows you to walk straight out into your garden.
How many car garages do you want?
Many choose to do so when people build because they dream of having lots of garage space. Perhaps you want it for a workshop. Perhaps you want it for the several cars you have. Whether you’re building a ranch-style home or not, the garage space is important to consider. It will affect how you will spend those Sundays. Do you have a passion for home projects?
What features do you want for the master suite?
Suppose you’re building a 3 or 4 bedroom layout to raise your family. In that case, you must make sure that it has the features you want. It comes down to things like the size of the master suite and the view it would have.
Maybe you have always wanted a one-story with skylights in the master bedroom to let in a lot of natural light. It’s a great way to wake up in the morning! It will create some requirements for the roof that you have installed. Make sure the design doesn’t have an attic above the master bedroom.
Small, simple options
Suppose your goal is to live there for a couple of years, and it is you and your spouse living there. In that case, there is no reason to go with one of the bigger plans on this website. You may be better off just choosing a small floor plan.
It may be a smaller option is better. There is no reason why the space needs to feel stuffed. Make sure you choose a size you feel comfortable with. It has to have the amenities you wish for. Sometimes the simpler options may be what your heart truly desires.
Do you want an L-shaped floor plan that has an option to have a pool installed?
Some of our most popular plans in this category include ones with pools. Other popular are 1,000 square feet, 1,100 square feet, and 1,200 square feet. Researching local building conditions
We recommend you look into local building conditions. It will ensure your building project is a success. Start by researching your local guidelines. It includes everything from building codes relevant to you to the county’s most common house styles.
There may be a time and a place where you want to go all-in. Are you building something that massively stands out compared to the surroundings?
There are good reasons to build something that resembles what other people are building. We are not saying that you should build a replica of your neighbor’s place. We encourage you to consider whether you want to build substantially differently.
It could become hard to sell it if you do that. If you build a house that costs 3 times as much as other homes, you will not get 3 times as much selling.
You should reach out to a real estate agent to hear about the type you are considering building. Is it a good idea? Real estate agents are the people that know your local market the best.
They will be able to provide you with the best advice possible. Real estate agents typically make their money from selling homes. There are also ones that will offer their consulting for an hourly fee. While we provide the overall designs, real estate agents may help you throughout the building process.
Make sure that you are making attractive choices in your market. It could be that a specific type of flooring is very popular where you live since it is both durable and locally sourced.
Just because you’re building a single-story home doesn’t mean you can’t build interesting and elaborate. Here are some styles to consider to spice up your building project.

The good thing about single-floor layouts is that they are generally very popular. Suppose you are otherwise looking to build something a little bit more unique.
In that case, it is a good idea to see how long it usually takes to sell something comparable. If all homes in your community are single-floor ones, you are not risking building one of these. If you want to build a 3-story home and it is rare where you live, you may want to reconsider. You want to check how long it takes for your local real estate platform for such homes to sell.
You might not want to build a type that is so different from the others in the neighborhood. Do you want for it to take you six months to sell? It may not be an issue if it takes longer to sell 10 years from now.
If so, you may not be forced to build a more popular type. When you build something unique, prepare yourself because it could take years to sell. It will also help prepare yourself because you might not sell it for as much money as you hope.
