Small Living Spaces Under 1000 sq ft
You don’t always need a massive mansion – sometimes the best option for your future building project are small designs under 1,000 sq ft. Yes, there are a lot of really beautiful small, luxurious 800 sq ft homes that can absolutely get the job done, whether you’re building an empty nester, or you’re simply looking for a 2 bedroom, 2 bath that you can still either have an office in or host guests when they come over.
Tiny houses have many different benefits that you won’t get from building something massive – there is a lot less maintenance associated with owning something smaller. You will also be paying significantly less in property taxes and you can also get away with simply buying a small and narrow lot to build on. Not everyone needs 1,400 sq ft or 3,000 sq ft or 6 bedrooms for that matter.
If you have a desire to be energy efficient, choosing a small home will also mean that your utilities bill is significantly smaller than if you have 2, 3 or 4 times the amount of space that needs to be heated in the winter and cooled in the summer. Choosing a smaller option has so many benefits, especially if you live in an urban setting where the prices of land are incredibly high.
One-story or 2-story?
When you are deciding to build a home, there are a bunch of important considerations that you need to make, including how tall the home should be. While our most popular options on this page are one-story options, we also have 2-story homes that are perfect if you are building on a small plot of land. Both options have their individual advantages with the former being more accessible for individuals with limited mobility since you won’t have to struggle with the climbing of stairs whenever you are going to your bedroom, whereas the latter offers more privacy in the bedrooms, since people aren’t able to easily look in through the windows, which a lot of people appreciate.
For different types, different types of building materials may seem more or less fitting, and if you are building a mountain retreat, a lot of users love our wooden options, or the house plans that lend themselves more to the inclusion of a lot of wood as one of the primary building materials.
With or without an attic?
Attics are great spaces that can provide you with additional storage options, so when you are considering whether 1000 square feet may be slightly too little, you can instead choose to go for an option that also includes an attic. When you choose to go with an attic, you should know that you are likely forgoing the flat roof, which some families find very appealing. If you end up remodeling the attic eventually, you could also have a space that a teenager would likely love to have as their bedroom given its uniqueness.
With or without garage
Whether you want a garage or not is a thing that you need to think about, as it is better to realize beforehand whether this is an important feature for your future home. A garage can serve a lot of the same purposes as do an attic, why they’re often seen as alternatives to each other. The advantage to a garage over an attic is that you can park there, but it is also more accessible, which is important if you are one to spend a lot of time working on various projects. Such handyman project are not possible to do in the attic.
Do you want a modern option with a flat roof
People that prefer the more modern options that we have available on the platform may also want to have a flat roof on their home. We have various options available with flat roofs, and if you change the filters on the page, you will also be able to see other house plans that we have that may be slightly bigger than what you were originally looking for.
2 bedroom, 2 bath
For designs of this size, the 2 bedroom, 2 bath is a very popular option that suits a wide range of families. You manage to get the house of your dreams, while feeling like you are stuffing the house with an unnaturally large amount of bedrooms.
3 bedrooms is usually the maximum amount of bedrooms that we encourage you try and get if you are sure that this is the right size for you, and some families may even think that you are putting too many bedrooms in if you go for this many. It’s important to note that you also have to put in an adequate amount of bathrooms to go with the number of bedrooms you have.
While these designs are definitely some of the smaller ones we are offering on the platform, they can still fit a lot of families perfectly, especially if you aren’t planning on expanding your family in the future. You are not getting a mansion when you are building something of 1,000 square feet, but you are still building something you can be proud to call home!

What are your options?
Here at Passion Plans we pride ourselves on helping families with various needs. We have something that may fit the growing family. We also have something that may be better fitted for the family that is trying to limit the size. It also depends where you’re currently at and what your needs may be. We don’t want to sell you the blueprints to build a home that doesn’t fit what it is you’re looking for. We would much rather help you make sure that what you’re building is exactly what it is you want your family to be enjoying for many years to come.
When it comes to these smaller options at or about a 1,000 square feet, some of the most popular options include ranches. The reason is very obvious. A lot of people may not have massive plots of land to build on, but they may still want the benefits that you can get from having a single-story house. If you’re at an age where mobility is starting to become a concern, it’s not all too practical to start building towards the sky. In 2-story homes, it’s really quite common to include the master bedroom on the top floor, which you will want to avoid if you’re building this for a senior. Even if your mobility is currently good, it may just be a couple of years before you wish you would have built something more practical. Something that included a ground floor master bedroom that you could easily get to.
While staying active is an important part of aging, there’s no reason why you should feel like a stranger in your own home which is very easy to achieve if you don’t build the house in a smart manner. The advantage with the 1,000 square foot options that we’re listing on this page, and those of roughly the same size, is that you will usually be able to build them on most plots of land.
Even if you have chosen the appropriate size already – 1,000 square feet – you may not have chosen the right style to go with the size yet. Here are some of the options that these sized come in.
|Styles to consider|
With ones of this size, you should not expect that it is going to be all that comfortable if you’re trying to fit 7 people in there. It is not going to be the house that is structured like a mansion where you can fit 8 bedrooms and you can host 20 people for a party.
However, if you and your spouse have seen that your kids have moved out over time and the previous 2,200 square foot home that you used to live in now feels excessive, there are both more affordable as well as practical options for you to consider.
Are you tired of spending hours every single week just to make sure that your home is as tidy as it should be? Even if your kids moved out and everything now seems to be more clean than it used to, if you’re having to clean a 2,200 square foot space, it still takes a lot of time. 1,000 square feet is less than half that, and while the time you spend cleaning may not be proportional to the size, it is sure to make a difference.
Besides spending less time cleaning, you will also be spending both less time and less money on general maintenance. When you have a bigger roof, which you will usually have when you have a house with more square footage, there’s a higher probability that there will be a leak somewhere.
If there are large sections that you’re not using, you may not even notice a water leak before it starts becoming an expensive endeavor to fix.
Whether you’re looking for an option that is bigger than 2,000 square foot, or whether you’re looking for some of the smaller options that we may have listed on this page, we’re sure there is something that could fit your needs if you just keep looking around. We also help people that want to customize some of the blueprints that they find here if, for instance, you may have an interest in taking it from 1,100 to 1,200 square foot instead.
